Today is the end of the extended inspection period.


So someone had to make an offer today. The sellers did, just half an hour ago. Without specific numbers, I should spare myself from the internet real estate experts after all, they offered us less than the maximum we were willing to offer during the original negotiations. The new price includes a tear-off roof and the electrical work. We never did get a roofing estimate, but their electrical estimate was right in line with ours.

There is the possibility that they got that estimate from a crooked contractor (for lack of a better term). Of the ten or so we talked to, two offered quotes on substandard work. The 'crooked' electricians charge roughly the same amount, but don't actually do anything to fix the wiring (i.e. they spray antioxidants on the connection rather than crimping copper ends on). So our counter will simply specify the type of electrical work that needs to be done. Price differences are negligible in the grand scheme of things. They really surprised us with this offer, we expected that we'd have to make one this afternoon (and the difference between our planned offer and their real one is $500).

We didn't have all the inspection issues (new house) but after we made an offer and a week went by while we thought about their last offer.  We were going to make another offer we thought they'd accept but they beat us to the phone and asked if our last offer was still good and we said yes.

We didn't think it was worth countering when they were $500 over our planned offer.
